Unlocked by Colony Creation (Craftsmanship tree).

Colony Deed Mark II summons a tenant NPC (similarly to Colony Deed from vanilla Starbound). This "advanced" tenant will automatically pay the rent to the nearest Colony Core (within 128 blocks), so you won't have to regularly visit the NPC houses and demand the rent from them personally.

These tenants will also contribute to the Community Garden and increase outputs of other colony objects (for example, tenants throw materials like Paper or Advanced Plastic into the Recycling Center, and you can collect these materials for yourself).

• Some mods add beds without bed colony tag (can be fixed in that third-party mod). If vanilla Colony Deed (which doesn't require a bed) works, but Mark II doesn't, then bed is a likely culprit.
• Tiny deeds (1x1) might fail to summon the tenant if they are directly adjacent to the ceiling. Place them 1 tile lower.
